The much-anticipated Long Lane is a wellness-focused private members club in England’s South Downs, designed to bring together community, nature and intentional living.

Set across 55 acres and centred on a Grade II listed manor, it is designed as a place of calm and renewal, where health and human connection are supported by the surrounding landscape.

Building on a long-standing relationship with Loui Blake, TGP International collaborated with the Long Lane team to shape and structure the project’s vision, helping translate its guiding principles of longevity, connection and wellness into a clear hospitality and operational framework. 

More than just a hotel or members’ club, Long Lane aspires to be a home for boundless living, a sanctuary where people can expand their potential, restore equilibrium and build meaningful connections with themselves, others and the natural world.

The Brief


As the project moved from concept to execution, the founders sought strategic support to help articulate and structure their vision for Long Lane into a deliverable hospitality model. The ambition was to evolve an inspiring idea into a cohesive framework that could guide brand expression, operational planning and guest experience design.

TGP International’s role was to bring structure to a multifaceted vision, ensuring the philosophy of longevity architecture could translate effectively across multiple touchpoints, including F&B operational delivery.

Reviving Dunford House 


Set within the South Downs National Park in West Sussex, Long Lane is being brought to life at Dunford House, a Grade II listed 19th-century manor with a heritage rooted in education, community and cultural exchange.

Once a place of learning and social gathering, the property is being thoughtfully reimagined, with its legacy now helping to shape the future of the project.

Just over an hour from London, the surrounding landscape offers a rare balance of accessibility and immersion in nature. Rolling hills, ancient woodlands and expansive skies create a natural sense of calm, making Dunford House an ideal site for a project focused on regeneration and mindful living.

The Concept

Long Lane is built on the idea that modern life often pulls people away from depth, balance and connection. Conceived as a mindful countryside members’ club and retreat, it brings together the qualities of a boutique hotel and a wellness destination, where wellbeing is the foundation of the entire experience.

The concept pairs heritage with innovation, combining the history of Dunford House with a forward-looking approach to longevity. Wellness is expressed through a blend of ancient practices and modern science, from forest immersion and mindfulness to advanced recovery. Nature plays an essential role, offering a setting that supports rest, clarity and meaningful connection.

The ethos is grounded in community and intentional living. Rather than exclusivity, Long Lane focuses on shared values and collective wellbeing, creating an environment that feels residential, welcoming and quietly luxurious. Every element, from interiors to rituals to guest journey, is designed to help people slow down, restore equilibrium and reconnect with themselves and others.

A holistic view of wellbeing guides the development of the estate. Outdoor trails, natural pools, movement studios, quiet spaces and communal areas work together to create a layered experience that supports physical, mental and social health while practices are rooted in respect for the land and its history—reflecting a desire to regenerate both place and person.

The Offering 

Spaces across the estate are designed to work together to create an environment that supports restoration, connection and presence. Rooms in the main manor house will offer a quiet, residential atmosphere inspired by biophilic design, with future woodland lodges planned to provide a deeper immersion in nature.

Wellness will form the heart of the experience, combining movement studios, recovery facilities and outdoor rituals with the natural rhythms of the landscape. Guests are invited to engage with both ancient practices and modern therapies, supported by spaces that promote stillness, clarity and physical renewal. 

Food and beverage further anchor the concept. Seasonal, farm-led menus celebrate produce from the estate and local partners, expressing a philosophy of conscious nourishment. TGP International worked with the founders to refine the strategic role of F&B within the wider guest experience and ensure alignment with the project’s operational approach.

Strategic programming across the estate will also bring the concept to life, offering communal moments such as supper clubs, foraging walks and creative workshops that foster connection and curiosity. 

Together, these elements are designed to deliver a hospitality offering that feels intentional, grounded and reflective of Long Lane’s purpose, bringing its vision of mindful countryside living to life through a considered blend of accommodation, wellness, nature and hospitality.

Building on the founders’ own communities and an understanding of who Long Lane would serve, TGP International supported the development of a clear audience framework to help guide key decisions on experience design and operational strategy.

Days are shaped around movement, nature, nourishing food and quiet moments of exploration, while members follow their own rhythm, integrating the estate into weekly routines through classes, shared rituals and time spent in communal spaces that support a sense of continuity and belonging. 

Food and beverage play a central role in this rhythm. Seasonal, locally grounded menus support physical and cognitive health while celebrating produce from the estate and local partners.  

Meanwhile, communal dining spaces encourage conversation and shared experiences, the alcohol-free herbal bar reframes socialising around botanicals and mindful craft, and the communal kitchen introduces an educational layer through workshops and interactive sessions that deepen engagement with food and its meaning.
